University Hills is homogeneous because everyone is connected with the University, but diverse in disciplines, cultures, ethnic backgrounds and interests. The community overlooks the UCI campus, Irvine and neighboring cities. All of the land in University Hills is leased to Irvine Campus Housing Authority (ICHA) by the University and individual lots are subleased to home buyers.
Paseos throughout the community encourage walking to campus. Recreation areas include swimming pools, spas, picnic areas with barbecues, a ball field, tennis courts, children's playgrounds, and a volleyball court. A dog run is currently under construction.
